Landscape Laborer

Essential Duties and Responsibilities

Additionally, the Landscaper may Provide support to other on-site staff personnel to complete any assigned tasks on properties.

Essential Duties and Responsibilities include but are not limited to the following:

  • Hand mowing, tractor mowing. Turf to be kept at uniform height and mowed at uniform and acceptable speed.
  • String trimming—trim around all areas that mower can’t cut. Trim to the same height as mower or 1” lower.
  • Edging—edge all sidewalks and curbs 1 time per month.
  • Mulch application-cutting mulch basins, applications of mulch and any task associated with mulch on properties
  • Blowing—blow off all patios, driveways, parking lots, curbs, streets, loading docks.
  • Weekly maintenance of beds. Pull weeds, deadhead flowers (replace if needed) and police the grounds for trash.
  • Pruning, as needed, by cutting ornamental shrubs to a uniform height. Hand prune all ornamental shrubs as needed and deadwood all shrubs during each visit, as needed
  • Replacement of plant material, as needed
  • Removal of weeds in curb edges, sidewalk edges, beds during each visit to property
  • Work with Supervisor for completion of lawn fertilization
  • Work with Supervisor for completion of lawn herbicides-insecticides
  • Maintenance and care of equipment at the end of each day.
  • Daily and weekly maintenance of Landscape vehicles
  • Work with crew to complete irrigation repairs and installation
  • Installation of new landscaping around new and existing buildings
  • Perform all work related to snow removal and ice management which includes but not limited to shoveling, salting, plowing and all procedures related to weather related control measures
  • 24 hours on call duty for snow events
  • Spring and Fall cleanup of all assigned properties

Landscapers will be assigned tasks to complete outside general landscape duties to fill voids in schedule or to improve the overall performance of properties managed by Holladay Properties

Enriching lives through investment and service is the mission at the core of everything we do at Holladay. The Development Manager supports this mission by providing management assistance and coordination on a wide variety of development projects (in particular Construction Building Projects – redevelopment, office, industrial, retail).

Essential Duties and Responsibilities include but are not limited to the following:

  • Provides development support throughout all project phases (project due diligence, loan packages, site acquisition, contracts, programming, design, financing, construction, leasing/marketing)
  • Liaisons with city and other governmental officials, including organizing and attending meetings as required to resolve outstanding matters.  Follows through with all pertinent parties to ensure that appropriate action on pending matters is done as required
  • Assist in the coordination of zoning matters with appropriate consultants, legal and governmental bodies
  • Ensures all plans and required submittals are processed with the appropriate government body and follows through to obtain necessary approvals. Track progress of these submittals to receipt of required approvals
  • Coordinates schedules and attends to architectural design/schedule matters and follows through to ensure required action is done as required
  • Responsible for the coordination of land surveys, easements, etc. and works with surveyors, engineers etc. to ensure work is done as required
  • Assists in the interviewing and selection of outside consultants
  • Interviews and selects general contractors, subcontractors, and other similar 3rd party vendors
  • Prepares and solicits bids for a variety of development contracts
  • Coordinate environmental reviews and remediation efforts on various development projects
  • Monitors and coordinates the work effort of all project architects, engineers, and consultants to ensure their scope of work is in conformance with the project budget, schedule and development guidelines
  • Perform detailed financial analysis including the creation of financial models that include IRR, ROE, ROA, CF and waterfall calculations.
  • Coordinates draw submittal with accounting

Other duties may include:

  • Monitors construction activity and schedule. Visits project sites, as appropriate, with Development Partner for the purpose of understanding project schedule and budget as it relates to the overall partnership interests
  • Prepare weekly reports regarding the status of each development including status of construction, cost variances, unresolved items, and other project related reports. Includes photographs as appropriate
  • Maintains all project records per the Holladay’s record keeping system
  • Monitors project closeout process including contract closeouts, punch list and final payments.
  • Reviews monthly draw for conformance with Operating Agreement requirements
  • Aware of the sales and marketing activities, and understands how these relate to status of construction

Qualifications

  • Bachelor’s degree required

This involves insuring a safe, secure, and comfortable living environment for residents, visitors, and staff. The Maintenance Technician will carry out assigned duties in a safe manner and other duties as requested by the Residential Site Manager. The Residential Maintenance Technician must be knowledgeable of pertinent laws, EPA and OSHA regulations governing proper storage and management of hazardous materials, including solvents, flammables, caustics, and Freon.

Essential Duties and Responsibilities include but are not limited to the following:

  • Conduct all business in accordance with Company policies and procedures, OSHA, ADA, Fair Housing Act, applicable Landlord/Tenant Act, State, local and Federal laws
  • Constantly be aware of the condition throughout the community and immediately initiate action to correct unsafe conditions such as broken gates leading to the pool, broken steps, open holes, broken/burned out exterior lights
  • Schedule and perform routine preventive maintenance on all appropriate equipment
  • Inspect and maintain all tools in excellent condition
  • Be aware of all utility meter cut-offs, apartment and fixture cut-offs and sewer cleanouts
  • Perform work area clean-up and safety-related duties
  • Diagnose and perform minor and routine maintenance/repair, as directed, involving electrical, plumbing (including water lines), AC and heating systems, Appliances (when applicable), water irrigation systems, stairs, gates, fences, patios, railings, tile, carpet, flooring, roofing, gutters, fasteners, interior/exterior lights, fireplaces, ceiling fans, gas fixtures and appliances (where applicable), shutters, doors, cabinets, windows, sliding glass doors, boiler (gas and electric), door locks, P.O. boxes, security systems (where applicable), ceiling leaks, walls, pool areas, tile, and pool furniture.
  • Inspect and help coordinate all needed make-ready repairs and services. Assist make-ready staff as required to meet deadlines.
  • Report all major repairs and need requisitions to Property Manager prior to any expenditure of funds.
  • Change locks and make keys
  • Remove and transfer heavy appliances and equipment from storage area to apartment (or vice versa) as circumstances warrant
  • Assist in moving abandoned furniture, appliances, etc. to dumpster, when necessary
  • Be knowledgeable of inventory levels of spare parts and supplies and inform Property Manager of shortages
  • Assist in keeping grounds neat and free of litter

  • Analyzes financial data and operating reports, along with comparisons to budget and prior year statements, with the goal of using the information to add value and drive performance
  • Provides analytical support for a diverse portfolio of commercial real estate investments spread across asset classes and markets
  • Supports preparation of monthly, quarterly, and annual reports to Senior Leadership, JV Partners, and Ownership
  • Manages the real estate tax assessment, abatement, appeal and payment processes across the portfolio through analysis, tracking, and other relevant duties
  • Conducts market research and analysis of property demographics, economic trends, investment benchmarks to support financial assumptions for investment and operational decision making

Essential Duties and Responsibilities

Enriching lives through investment and service is the mission at the core of everything we do at Holladay. The Landscape Supervisor supports this mission by primarily being responsible for planning and supervising the work required to maintain all the formal landscaping, natural and desirable landscape features, lawn and outdoor areas on Holladay Property sites and certain other fee management properties. The Landscape Supervisor is responsible for providing leadership, supervision and communication that supports the departmental and organizational mission, and is in accordance with the organization's policies and applicable laws. This position requires that an individual be able to manage multiple projects, meet crucial deadlines, and communicate effectively with many different persons in different capacities throughout a day. The position requires the ability to make sound decisions, sometimes in a short amount of time, while always keeping the best interest of Holladay Properties in mind. This position requires a strong knowledge of landscape maintenance and extreme mobility because of the need to direct all aspects of landscaping in our portfolio on a weekly basis.    Flexibility is a must in this position because an ordinary day can change very quickly as events occur at many different sites.  

Essential Duties and Responsibilities include but are not limited to the following:

  • Manage, work, plan and coordinate all grounds maintenance duties which include but are not limited to: fertilization and chemical applications, irrigation control, lawn maintenance care procedures, removal of snow, tree and shrub care, landscape bed care.
  • Perform grounds inspections on a weekly basis and implement needed care and corrections.
  • Arrange work assignments through a foreman for the lawn and grounds maintenance crew.
  • Review and evaluate procedures and recommend ideas for increased efficiency and cost reduction.
  • Determine and prepare budget recommendations.
  • Plan and schedule work for lawn and grounds maintenance personnel to ensure proper maintenance effort.
  • Evaluate and work with lawn and grounds maintenance personnel to evaluate equipment and determine maintenance and replacement schedules.
  • Evaluate new equipment and materials and recommend purchasing specifications.
  • Plan and arrange meetings with area vendors for purchasing items with the goal of proper cost recommendations.
  • Plan and arrange meetings with grounds maintenance staff to ensure compliance with established practices, implement new policies, and to keep staff abreast of current changes and standards of industry.
  • Manage personnel functions including but not limited to hiring, performance appraisals, and vacation schedules.
  • Daily visual inspection of turf quality and needed application for possible treatment areas.
  • Perform or supervise irrigation repairs.
  • Inspect and treat beds and plants including, but not limited to: fertilization application, pest control, perennial and annual broadleaf weed control, replacement needs.
  • Perform or supervise quarterly application of lawn fertilization.
  • Perform or supervise semi-annual application of annual and broadleaf weed control.
  • Schedule and oversee pruning during the season, and dormant winter pruning of deciduous trees and summer flowering shrubs. 
  • Perform all work related to snow removal and ice management which includes but not limited to: plowing entry’s, parking lots, loading docks.
  • Apply salt and de-icing applications to designated areas of parking lots, loading docks and ramps, pedestrian walks and entries.
  • 24 on call duty for snow event.
  • Work with vendors for purchasing items in bulk supply for savings.

Compensation:

The Landscape Supervisor compensation will be based on experience and qualifications.  This range is subject to local, state, and regional dynamics and may be adjusted up or down depending on market conditions.

Physical Demands:

  • Work in various body positions to complete tasks
  • Able to perform repairs on buildings and lights at heights up to 30 feet
  • Able to travel up and down 3 flights of stairs during workday transporting up to 80 pounds
  • Able to help remove snow from sidewalks, steps, and driveways as needed (8 hours or more)
  • Able to tolerate temperatures of 100 degrees or more and below freezing temperatures while working outdoors
  • Must be able to kneel, crouch, crawl, reach, push or pull up to 80lbs
  • Able to maintain mobility to complete job tasks in adverse conditions (rain, snow, heat, cold)
  • Able to climb stairs multiple times daily while transporting items
  • Able to effectively use a ladder

Supervisory Responsibility:

Landscape Supervisor will have supervisory duties of the landscapers

Manage or assist landscape/grounds crew in the oversight of projects (vendors/contractors) on premise to ensure work is being completed according to specifications
