Development Manager

Essential Duties and Responsibilities:

The Development Manager supports this mission by providing management assistance and coordination on a wide variety of development projects (in particular Construction Building Projects – redevelopment, office, industrial, retail).

Essential Duties and Responsibilities include but are not limited to the following:

  • Provides development support throughout all project phases (project due diligence, loan packages, site acquisition, contracts, programming, design, financing, construction, leasing/marketing)
  • Liaisons with city and other governmental officials, including organizing and attending meetings as required to resolve outstanding matters. Follows through with all pertinent parties to ensure that appropriate action on pending matters is done as required
  • Assist in the coordination of zoning matters with appropriate consultants, legal and governmental bodies
  • Ensures all plans and required submittals are processed with the appropriate government body and follows through to obtain necessary approvals. Track progress of these submittals to receipt of required approvals
  • Coordinates schedules and attends to architectural design/schedule matters and follows through to ensure required action is done as required
  • Responsible for the coordination of land surveys, easements, etc. and works with surveyors, engineers etc. to ensure work is done as required
  • Assists in the interviewing and selection of outside consultants
  • Interviews and selects general contractors, subcontractors, and other similar 3rd party vendors
  • Prepares and solicits bids for a variety of development contracts
  • Coordinate environmental reviews and remediation efforts on various development projects
  • Monitors and coordinates the work effort of all project architects, engineers, and consultants to ensure their scope of work is in conformance with the project budget, schedule and development guidelines
  • Perform detailed financial analysis including the creation of financial models that include IRR, ROE, ROA, CF and waterfall calculations.
  • Coordinates draw submittal with accounting

Other duties may include:

  • Monitors construction activity and schedule. Visits project sites, as appropriate, with Development Partner for the purpose of understanding project schedule and budget as it relates to the overall partnership interests
  • Prepare weekly reports regarding the status of each development including status of construction, cost variances, unresolved items, and other project related reports. Includes photographs as appropriate
  • Maintains all project records per the Holladay’s record keeping system
  • Monitors project closeout process including contract closeouts, punch list and final payments.
  • Reviews monthly draw for conformance with Operating Agreement requirements
  • Aware of the sales and marketing activities, and understands how these relate to status of construction

Qualifications:

  • Bachelor’s degree required
  • Basic knowledge of financial principals
  • Previous Real Estate experience, with some knowledge of real estate project cycle preferred
  • Excellent computer skills, with emphasis internet research and Microsoft office products
  • Familiarity with the local permitting process, knowledge of how to work with the Department of Economic Development, Building Department, and other appropriate City departments
  • Good organization, communication, and administration skills
  • Good oral, written and interpersonal skills
  • Ability to perform under pressure
  • Able to work with people at all levels
  • Ability to prioritize work assignments and adapt to changing priorities

Compensation:

The Development Manager compensation will be based on experience and qualifications. This range is subject to local, state and regional dynamics and may be adjusted up or down depending on market conditions.

Physical Demands:

  • Associate is required to walk multiple premises which can require climbing stairs to inspect stairwells and be in high spaces, such as roof to inspect equipment if necessary.
  • Associate may occasionally be required to lift or move items over ten (10) pounds.

Essential Duties and Responsibilities
Enriching lives through investment and service is the mission at the core of everything we do at Holladay. The Senior Accountant supports this mission by maintaining the integrity of the financial statements of their assigned properties and providing leadership to Portfolio Accountants.

Essential Duties and Responsibilities include but are not limited to the following:

  • Audit/Review of Lease Entries, Journal Entries, and Batch Postings by Portfolio Accountants
  • Guide/Review the Portfolio Accountants in month end duties as well as daily tasks. Including review of month-end Accruals, Common Area Maintenance Reconciliations, Variance Notes, Income Statements, Bank Reconciliations, and General Ledger Reconciliations
  • Second-level review of daily Cash Receipts and Accounts Payable invoices
  • Review and monitor major Aged Delinquencies and work with Portfolio Accountants and Property Management to resolve cash application issues
  • Mentor, guide, and train assigned Portfolio Accountants
  • Lead monthly operating calls with Asset Management as well as participate in various internal meetings
  • Assist and provide daily support to Property Management, Asset Management, and the Client Accounting Team
  • Review and post Year End Common Area Maintenance Reconciliations
  • Responsible for oversight of leasing assumptions and certain expenses input into budgeting module
  • Responsible for overall budget review on a property-level basis

Essential Duties and Responsibilities include but are not limited to the following:

  • Repairs, installs, replaces and maintains machinery, mechanical equipment, electrical equipment, fixtures, appliances, plumbing, tools and building materials
  • Replaces light bulbs where and when needed
  • Complies with life safety codes for the facilities and equipment required at all locations
  • Has knowledge of pertinent laws, EPA and OSHA regulations governing proper storage and management of hazardous materials.
  • Provides preventive maintenance on agency vehicles and equipment

This role will interact across the company, including senior level leadership, and be responsible for analyzing and reviewing information for key business decisions.

Essential Duties and Responsibilities include but are not limited to the following:

  • Manages our Debt Management platform to ensure loan document information is received by our 3rd party group and information is accurately modeled.
  • Supports preparation of monthly, quarterly, and annual reporting to Lenders
  • Assists with tracking loan compliance and debt service coverage ratio benchmarks
  • Analyzes financial data and operating reports, along with comparisons to budget and prior year statements, with the goal of using the information to add value and drive operational performance
  • Provides analytical support for a diverse portfolio of commercial real estate investments spread across asset classes and markets
  • Conducts market research and analysis of property demographics, economic trends, investment benchmarks to support financial assumptions for investment and operational decision making
  • Assists in the preparation of the annual budgeting process and review

Qualifications:

  • Bachelor's degree in real estate, finance, or accounting, master's level strongly preferred
  • Minimum one year of real estate or financial analysis or loan related experience preferred
  • General understanding of real estate and loans
