NWI Residential Real Estate Market Strong through Third Quarter

rot2During the third quarter of 2013, the Northwest Indiana residential real estate market continued its steady increase of homes sold in both Lake and Porter counties when compared to the previous year, reports Jeanne Sommer, broker/owner of CENTURY 21 Alliance Group.

The last three months were the busiest third quarter in the past six years for the Valparaiso-based real estate agency, with a 50% increase in sales over 2012’s third quarter.

“Residential home sales were strong in both counties through the third quarter,” Sommer said. “Valparaiso remained the number one market in transactions, followed by Crown Point.”

Both the Lake and Porter County markets showed indicators of a healthy market with increased home sales, decreased days on the market and a higher average sales price through the third quarter when compared to the same time period in 2012.

Through September year over year, the number of homes sold in Porter County was up 26%, while the average sales price increased 2%. Also the average amount of days a home was on the market, another key factor in the health of a market, decreased 12.5%.

Lake County saw similar changes in activity. The number of homes sold in Lake County increased 22% and the average sales price increased 2%. In addition, the average number of days to sell decreased 13%.

All data was provided by the Greater Northwest Indiana Association of Realtors and calculated from January 1 to September 30 in 2013 and compared to January 1 to September 30 in 2012.
