There is Water Leaking from My Water Heater- What Do I Do?

If the water is coming from your water heater's safety valve (also called a temperature and pressure relief or T&P valve), pictured below, then you may need to have a thermal expansion tank installed.

The temperature and pressure relief valve is designed to open and release a little bit of water when your water heater builds up too much heat and/or pressure.

A thermal expansion tank will absorb the extra pressure that builds up in your water heater instead of opening the safety valve. Call us to set up an appointment if you think you may need a thermal expansion tank installed.

If your water heater is rusted and leaking from the bottom, it will need to be replaced immediately. Or, if your water heater is over 10 years old and is not working properly, it will probably need to be replaced as well. Water heater tanks in our area typically last 8-12 years depending on how hard your water is.

Call us and we will send a tech over right away that can help you choose the right replacement water heater. There should be a shut off valve for the water heater on the top right side (on the COLD WATER IN side of the water heater)

Note: Even with the water turned off to the water heater, the tank will still be full of water than can cause damage to property unless properly drained.
