We're looking for a motivated Maintenance Technician to join Latitude Commercial. The role involves performing basic maintenance tasks, including handyman skills, plumbing, carpentry, drywall repairs, painting, and HVAC. The ideal candidate will ensure timely and professional completion of tasks, maintaining organizational standards. Responsibilities encompass efficient operation and maintenance of mechanical, electrical, and plumbing systems, along with routine assessments and preventive/corrective maintenance.

Job Duties:

  • Manage building systems such as HVAC, electrical, plumbing, and fire life safety, including hands on repair & maintenance work. Building automation systems, card access systems, door & gate systems, ground & parking lots, interior finish systems, lighting systems and various other R&M tasks associated with the operation of a commercial property. 
  • Identify energy savings opportunities at facilities including system and operation changes that can decrease the properties energy consumption. 
  • Must be able to independently plan work assignments, perform duties with a minimum of direct supervision, and assist as a helper in other trades and in the general maintenance and operation of building and grounds. 
  • Follows all applicable codes, regulations, governmental agency, and Company directives related to building operations and work safety.
  • Performs assigned day-to-day repairs, emergency, and preventive maintenance. Complete maintenance and repairs, records as needed.
  • Reviews assigned work orders. Estimates time and materials needed to complete repair. Order materials and supplies to finish the tasks.
  • Leads troubleshooting and repairs of buildings and installed systems and inspects new installation for compliance with building codes and safety laws.
  • Respond to online service requests professionally and efficiently, minimizing disruption to the client.
  • Effectively respond to emergencies and support after-hours building-related activity. 
  • Assist with installations of new or replacement equipment; Oversee and inspect the quality of work & pricing of outside contractors. 
  • Maintain a detailed inventory of parts and equipment, submitting replacement requests as necessary. Interact positively with external and internal customers, emphasizing customer satisfaction.

Requirements:

  • Minimum of 5 years’ experience in commercial HVAC service and repairs or 5 years military experience that includes work on HVAC systems.
  • High school graduate or GED
  • Experience in operation, maintenance and basic repair of HVAC, boilers, heaters, pumps, refrigerant systems, compressors, water systems, etc.
  • Knowledge of office furniture systems
  • Possess and maintain a valid driver’s license and good driving record with periodic checks (where applicable)
  • Ability to speak clearly so others can understand you.
  • Ability to read and understand information presented orally and in writing.
  • Regularly required to utilize vision abilities, allowing reading of printed material, drawings, and schematics
  • Basic Computing Skills in Outlook, Excel & Word

Physical Demands:

  • *The physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this job. 
  • Must have ability to stoop, stand, climb, frequently lift a minimum of 50 lbs. of equipment (pumps, tools, ladders) and safely install rigging/lifting devices.
  • Regularly required to crouch and reach to install/move equipment.
  • Involves movement between departments, floors, and properties to facilitate work. 

Safety:

  • Responsible for personal safety and the safety of those who are affected by your work. Report any condition which you feel could result in an accident or injury and / or stop work if required.
  • In addition: Be aware of and understand all safe work practices and procedures and potential hazards associated with the work environment.
  • Maintain and wear at all times required appropriate personal protective equipment (PPE)
  • Always apply appropriate material handling techniques.
  • Only operate warehouse equipment and machinery (e.g. pallet jacks, etc.) if properly trained, qualified, and authorized to do so. 

*Compensation for the Maintenance Technician position is $50,000 PER YEAR + BONUS
